Investors will be homing in on a pair of attractive retail properties in the heart of Shrewsbury when they go under the hammer at Bond Wolfe’s next auction.
The properties - 74 & 75 Mardol, Shrewsbury - are listed with a guide price* of £400,000+ in the livestreamed auction on Wednesday December 10.
The two units currently generate a total of £28,000 per annum in rental income, but this is set to rise to £41,500 per annum from August next year, and to £45,500 a year from August 2027 until the end of the term in 2030.
Ian Tudor, commercial auction director at Bond Wolfe, said: “The units house two excellent businesses: designer womenswear store Florence & Company and Rohan, the high-end outdoor and travel clothing brand. Both agreed five-year renewal leases earlier this year.
“It makes this a highly attractive investment property, sitting as it does in a prominent position in Shrewsbury’s attractive and popular town centre. As a result, we expect considerable interest from both home and abroad when this lot comes up at auction.
“The property is an attractive mid-terraced three storey building which provides two self-contained ground floor retail units with ancillary stores, offices, staff room and WCs above. The sale of the freehold is subject to the existing tenancies."
The Mardol property will be among 177 lots appearing in Bond Wolfe’s next auction which is due to start at 8.30am on Wednesday December 10. The auction will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet.
